Where the market stands
South Florida entered the third quarter with more inventory than at any point in the past three years, but the additional supply is concentrated in specific segments rather than spread evenly.
### Miami-Dade
Condo inventory has risen fastest in buildings delivered before 2000, where insurance and reserve requirements continue to weigh on pricing. Newer product has held value.
### Broward
Fort Lauderdale continues to absorb downtown deliveries while waterfront single-family inventory remains tight, particularly for properties with deep-water dockage.
### Palm Beach
Palm Beach island remains the region's most supply-constrained market. Transaction counts are low because inventory is low, not because demand has softened.
What it means for buyers and sellers
Buyers have more negotiating room in older condo product. Sellers of waterfront and newer inventory still hold pricing power, but days on market have lengthened across every price band.
